After a significant Maryland storm, the most important question is whether the roofing system remains secure and watertight. New ceiling stains, active dripping, missing shingles, exposed underlayment, damaged gutters, or debris on the roof are clear reasons to schedule an inspection. Even when no interior leak is visible, hidden vulnerabilities can allow future water intrusion.
A useful storm inspection looks for patterns rather than isolated imperfections. Wind damage often appears along roof edges, ridges, and exposed slopes. Hail may affect shingles, vents, flashing, gutters, and other exterior surfaces. Tree limbs can damage shingles, decking, trim, and drainage components. The timing of the storm and the homeowner's observations also help provide context.
Not every condition found after a storm requires replacement, and an inspection does not determine insurance coverage. The purpose is to document visible conditions, explain likely concerns, and help the homeowner decide what to do next. Coverage decisions remain with the insurance carrier under the terms of the policy.
Prompt documentation can be valuable because weather, temporary repairs, and continued exposure may change the appearance of the roof over time. Scheduling an inspection soon after severe weather can provide a clearer record of what was visible and help reduce the risk of additional damage.
